Small house sells for BIG money!

A one-bedroom house in a Surry Hills laneway has sold for $1.88 million.

One of inner-Sydney’s smallest and most iconic properties has sold before auction for almost $2 million.

Built on a 44-square metre site, and only three car spaces wide, the one-bedroom home nicknamed the Small House in an unassuming laneway in the backblocks of Surry Hills was sold for $1.88 million.

At almost $43,000 per square metre it is one of Sydney’s most expensive houses.

Not just any run-of-the-mill inner-city house, it has won a clutch of awards since it was built by its owner architect Domenic Alvaro in 2010, including the World Architecture Festival’s World House of the Year in 2011. It has also featured on Grand Designs Australia.

Constructed from monolithic precast concrete panels, the house spans 200 square metres over five levels, including a rooftop terrace, garage and two bathrooms. There are living areas on three of the levels and panoramic city views from the top floor.

It also has some high-end finishes such as American oak carpentry and basalt stone slab floors.

Alvaro, the principal of architecture firm Woods Bagot, said after designing luxury homes around the country he wanted to live in one.

“You always aspire to live in a home you’ve designed yourself,” he told Domain.

Selling agent and co-founder of BresicWhitney, Ivan Bresic, said the price was a record for a one-bedroom property in Surry Hills and was viewed by more than 250 groups in the three-and-a-half weeks it was on the market.

“This sale is representative of the strong regard for architecturally designed homes within inner-Sydney,” he said.

Alvaro bought the former car space back in 2008 for $230,000. It had been due to go to auction next weekend.
