WA’s shrinking blocks will get even smaller under a plan to introduce 80sqm housing lots in Ellenbrook.

If approved by the State’s planning body, the blocks would be the smallest green title lots in WA.

The lots — about one-fifth the size of Perth’s median lot size of 410sqm — would be marketed as an affordable house and land package to people trying to break into the property market or home owners who want to downsize.

The proposal from developer LWP Property to reduce the minimum lot size from 120sqm to 80sqm in part of Ellenbrook near the town centre and build two-storey homes on the sites is being pitched as a trial.

It has already won support from City of Swan but still needs WA Planning Commission approval.

LWP Ellenbrook town centre project manager Megan Buckland said the lots would appeal to smaller households that did not need a backyard and wanted an urban lifestyle.

“First-home buyers make up around 40 per cent of purchasers in Ellenbrook and downsizers around 15 per cent, so we expect strong demand from these homebuyers,” she said.

“The proposal is a trial, and if successful the 80sqm lot will be part of an urban series of products to be introduced into the Ellenbrook town centre over the coming years.”

“We are only looking at sites that currently sit within the Ellenbrook town centre. However, Ellenbrook has a long history of innovation and we expect other developers to catch on quickly if the trial is as successful as we anticipate it to be.”

Planning Minister John Day said the WAPC had established a working group to consider issues relating to lots of less than 100sqm. “The review of these issues will determine a position on the appropriate location for these new forms of medium-density housing, which could further increase the diversity of affordable housing options,” he said.

City of Swan acting chief executive Steven Tan said the proposal was for a trial of a limited number of 80sqm lots within 400m of the town centre.

Laurance Romano, who lives in Ellenbrook with wife Cristina, welcomed the prospect of smaller lots in his neighbourhood.

“It’s about time developers start doing things like this,” he said. “The more options you have for people the more people will move to the area.”
